Placer One Homeowners Insurance: A Guide for New Homebuyers

Placer One is a new master-planned community in unincorporated Placer County, just north of Roseville, with homes that use a Roseville 95747 mailing address. It is being built under the county’s Placer Ranch Specific Plan, and its first neighborhoods are already selling homes from four builders.

Oakview Insurance Services helps Placer One buyers arrange homeowners insurance before closing. On a newly built home, the most important number on the policy is the dwelling limit, and it should be based on what it would cost to rebuild the house, not on the purchase price, which also includes the lot. We review your floor plan, upgrades, and installed equipment so the limit reflects the home you are actually buying, subject to each insurer’s valuation and underwriting requirements.

Oakview is a family-owned independent agency founded by Mariah Davis in her hometown of Yuba City in 2010. You are welcome to reach out early, even if closing is months away. Request a quote or call us at (530) 674-5054.

Why Placer One Home Buyers Choose Oakview

A captive agent represents one insurance company, so that company’s appetite for new construction in a given area decides what you are offered. As an independent agency, we compare coverage and pricing across multiple carriers for the same home, explain the differences in plain terms, and stay with you after closing if your needs change. Here is what that looks like in practice:

  • A team of 20 dedicated insurance professionals, with service in English and Spanish
  • Access to more than 100 A-rated carriers, including our core panel of 30+ direct-appointed carriers plus surplus lines and specialty markets. Not every carrier writes every home, so we confirm which ones are writing at your address.
  • No broker fees
  • Homeowners coverage lined up ahead of your closing date and coordinated with your lender and escrow
  • 850+ five-star Google reviews
  • A dedicated advisor, not a call center, for ongoing support after you move in. Meet our team.

Insuring a New Home at Placer One

Phase 1 of Placer One is under construction and already selling homes, with Phase 1A alone laid out for 769 single-family lots. The master developer, Taylor Builders, is building the community in partnership with Placer County, Sacramento State, and Sierra College. As the community grows, neighborhoods, home plans, and amenities will keep changing, so the policy should be built around the specific house you are buying.

Your purchase price and your dwelling limit are two different numbers. The price includes the lot and the land development behind it. The dwelling limit should reflect the cost to rebuild the house itself with current labor and materials. We estimate it from your floor plan, square footage, construction details, and finish level, and the final figure is subject to the insurer’s own valuation and underwriting requirements.

Coverage worth reviewing on a new Placer One home includes:

  • Extended replacement cost (California disclosures may call this limited replacement cost), which pays a set percentage above your dwelling limit if rebuilding costs more than expected
  • Ordinance or law coverage, also called building code upgrade coverage, for added rebuilding costs required by current codes. Not every policy includes it, and limits vary.
  • Water backup coverage for sewer and drain backups, which standard policies typically exclude
  • Service line coverage for buried water, sewer, and electrical lines that serve the home
  • Personal liability, a standard part of a homeowners policy, for covered claims of injury or property damage to others
  • Loss of use, also standard, which pays additional living expenses if a covered loss forces you out of the home, typically capped at 20 percent of the dwelling limit

The first four are optional features or endorsements. They are not automatically included, and availability, limits, and terms depend on the insurer, which is one reason comparing carriers matters.

Builder Warranties and Homeowners Insurance Are Different

A builder warranty covers certain workmanship, materials, or structural defects according to its terms. Homeowners insurance covers sudden, accidental losses like fire, theft, wind, or a burst pipe, plus your personal liability. Neither replaces the other. Builders and lenders often refer buyers to a preferred insurance provider, but you are free to choose your own agent as long as the policy meets your lender’s requirements. If you already have a builder-referred quote, send it over and we will compare coverage, deductibles, exclusions, and price side by side.

When to Start Shopping, and What to Have Ready

You do not need to wait until escrow asks for proof of insurance. Starting earlier helps you budget, compare coverage, and surface any underwriting questions well before your closing date.

6 to 12 Months Before Closing

If you are still comparing builders or floor plans, we can talk through what affects insurance availability and cost. These conversations are for planning. A firm premium usually is not possible until the home, address, and closing date are confirmed.

2 to 6 Months Before Closing

Once you have chosen a builder and plan, we can review construction details, upgrades, solar ownership, and expected replacement cost. Any early pricing is an estimate and remains subject to carrier eligibility and final underwriting.

Within 60 Days of Closing

With a confirmed address and a firmer closing date, we quote the carriers writing at your address, review deductibles and coverage, and coordinate policy documents with your lender and escrow officer. Gathering these details makes that step quick:

  • Builder, neighborhood, plan name, and square footage
  • Property address, plus the lot or parcel number if the street address is brand new
  • Expected closing date, your lender’s name, and the mortgagee clause your lender provides
  • Design studio upgrades and any roofing or construction details you have
  • Whether any solar on the home is owned, financed, or leased, plus any battery or EV charger
  • Improvements you plan to add after move-in, such as a pool or patio cover

Your lender will need evidence of insurance before the loan funds. New construction closing dates often move, so if yours shifts, tell us and we will work with the carrier to adjust the effective date. Brand-new Placer One street addresses do not always show up right away in every carrier’s rating system, which is why the lot or parcel number helps.

Have those details ready? Request a quote or call (530) 674-5054. A quote request does not bind coverage; your policy takes effect only after the insurer approves and issues it.

Placer One Builders and Neighborhoods

Each Phase 1 neighborhood comes from a single builder, and the builder’s plan sizes and options shape what a homeowners policy needs to cover. The details below come from the published builder information on the Placer One new homes page and are subject to change, so confirm current plans with each builder. Oakview is not affiliated with Placer One, Taylor Builders, or any of the builders.

JMC Homes: Glenfield, Bridgefield, Deerfield, Parkfield, and Northfield

JMC’s published plans range from about 1,249 to 3,822 square feet, with 2 to 6 bedrooms and 2 to 5 garage spaces. That is the widest size range in the community, so two JMC buyers on the same street can need very different dwelling limits. Share your plan and any added garage bays so the rebuild estimate reflects the home you are actually buying.

KB Home: Cambridge, Canterbury, Bristol, Brighton, and Ashford

KB’s published plans range from about 1,552 to 2,829 square feet, with 3 to 5 bedrooms. Design selections and upgraded finishes can move the rebuild cost meaningfully, so keep your option and upgrade list handy when you request a quote.

Pulte Homes: Lily and Rose

Pulte’s published plans range from about 2,194 to 3,171 square feet, with 4 to 7 bedrooms. Larger homes and larger households are a good reason to review liability limits and extended replacement cost along with the dwelling limit.

Taylor Morrison: Aria and Sonata

Taylor Morrison’s published plans range from about 1,572 to 2,678 square feet on homesites of about 3,225 to 3,600 square feet. Confirm the home’s construction details, selected upgrades, and installed equipment before requesting coverage, and make sure the policy effective date matches your final closing date.

What Does Homeowners Insurance Cost at Placer One?

There is no honest single number for Placer One yet. Premiums depend on the specific home, the carrier, and the coverage you choose, and a quote for one builder’s floor plan may not reflect another home on the same street. What we can tell you is what drives the price.

The biggest factor is the dwelling limit, which follows the size, construction, and finish level of your plan. Your deductible comes next: a higher deductible lowers the premium but raises what you pay out of pocket on a claim. Carriers also weigh their own wildfire risk score for the parcel, fire protection for the area, the roof and installed home systems, any optional endorsements you add, your claims history where applicable, and whether the carrier will write the home at all. Bundling home and auto with the same carrier often lowers the total, though the discount depends on the carrier, the policies, and the applicant. Some carriers also offer discounts for newer homes, subject to eligibility.

The California Department of Insurance publishes consumer guides on its residential insurance page, but your own quote will reflect your home and your choices. The quickest way to a real number is to request a quote with your builder and plan in hand.

All-Electric Homes, Solar, and EV Chargers

According to the developer, Placer One is Placer County’s first all-electric master-planned community. Listings for homes here show heat pump systems for heating and cooling rather than gas furnaces. Features vary by builder and plan, so confirm your home’s equipment with the builder, then settle how your policy treats it before you close.

Solar panels you own, whether paid for outright or financed, are generally insured as part of the dwelling, subject to policy terms, so your dwelling limit should include their replacement cost. If the solar is financed, the loan agreement may have its own insurance requirements. Leased solar and power purchase agreements work differently: the agreement usually spells out who insures the equipment, so read it before you assume either way.

Heat pumps, heat pump water heaters, electrical panels, and home batteries are the kind of equipment where an equipment breakdown endorsement can help. It is optional, offered by some carriers, and covers sudden mechanical or electrical failure on the terms the insurer sets. It does not cover every electrical problem or every battery-related loss, and exclusions such as wear and tear typically apply. If you add a Level 2 EV charger or a battery after move-in, let us know so the dwelling value keeps up.

Fire Maps, Flood, and Earthquake Coverage in Unincorporated Placer County

Placer One homes carry a Roseville mailing address, and some listings show the city as Placer One, but the community sits in unincorporated Placer County, outside Roseville city limits. The City of Roseville notes that addresses outside city limits are served by different agencies than the city itself. For insurance, the exact parcel matters more than the mailing city, so give your agent the address your builder and lender are using.

In 2025, Placer County adopted the State Fire Marshal’s updated Fire Hazard Severity Zone map for its unincorporated areas, designating moderate, high, and very high zones. You can look up any parcel on the county’s Fire Hazard Severity Zone page, and the county requires Class A roof assemblies regardless of zone. Those maps guide building and land-use rules. The California Department of Insurance has stated that they are not used for insurance rates or underwriting; insurers rely on their own wildfire risk models instead. The western edge of Phase 1 borders an open space preserve with a 1.8-mile trail, and in a community still under construction, a carrier’s view of a parcel can change as infrastructure is completed.

We check the standard market first and confirm which carriers are actively writing at your specific address. If standard coverage is not available, we can walk you through the California FAIR Plan, the state’s last-resort source of basic fire coverage. A FAIR Plan policy is limited and is not equivalent to a full homeowners policy; it does not include liability or theft, for example, so it is usually paired with a separate companion policy for those gaps. Oakview is an independent broker and is not an agent of, and does not represent, the California FAIR Plan. See our high fire homeowners insurance page for more.

Flood and Earthquake Coverage at Placer One

Standard California homeowners policies exclude earthquake and flood. When an insurer writes your homeowners policy, California requires it to offer earthquake coverage for an additional premium. That coverage may come from the same insurer, another insurer, or the California Earthquake Authority, which sells its policies only through participating insurers alongside their residential policies. See our earthquake insurance page for more.

For flood, look up your parcel on the FEMA Flood Map Service Center and ask what your lender requires. Most new National Flood Insurance Program policies carry a 30-day waiting period, but that wait does not apply when the flood policy is purchased in connection with making a mortgage loan, which is one more reason to raise flood before closing rather than after. Private flood policies may have different terms. Our flood insurance page has more detail.

Insurance for Placer One’s Active Adult Community

Phase 1 includes a planned age-restricted community in Villages 17, 18, and 19, with a paseo planned along its east side. Many buyers there are moving from a home they have owned for years, which makes it a good time to review everything at once, not just the new house.

Common conversations we have with active adult buyers include:

  • Setting the new home’s dwelling limit to its rebuild cost
  • Keeping the home you are selling insured until it closes
  • Vacancy limits, since many policies restrict coverage once a house sits empty beyond a set period
  • Updating auto coverage for a new address and changing mileage
  • Umbrella liability to protect savings and home equity
  • A clear decision on earthquake coverage for the new home

Auto, Umbrella, and Other Coverage for Placer One Homeowners

Setting up homeowners coverage for a new house is a good time to look at your auto policy too. We can quote your new home and your vehicles side by side, so you can compare a bundled price with keeping the policies separate. Whether bundling saves money, and how much, depends on the carrier, the policies, and your household. See our auto insurance page for more on coverage for commuters, teen drivers, and electric vehicles.

An umbrella policy adds a layer of liability coverage above your home and auto policies. Carriers typically require certain liability limits on the underlying policies before they will write an umbrella, so it makes sense to set all three at the same time.

Other Personal Coverage

A new home often comes with new things to insure. A boat, motorcycle, ATV, or classic car each needs its own coverage; see our boat and watercraft, motorcycle, ATV and toy hauler, and classic car pages. If you are renting in the area while your home is built, renters insurance covers your belongings and liability in the meantime. A new mortgage is also a natural time to review life insurance. And if you are buying a Placer One home to rent out, it needs a landlord policy built for tenant-occupied homes rather than a homeowners policy.

Frequently Asked Questions: Placer One Homeowners Insurance

Do I need homeowners insurance before closing on a new Placer One home?

If you are financing the purchase, yes. Your lender will require evidence of homeowners coverage before it funds the loan. That is a lender requirement, not a state law. Start a few weeks before closing so there is time for quotes, underwriting, and documentation.

How early can I start shopping for insurance?

As early as you like. Conversations 6 to 12 months out help with budgeting and spotting coverage or eligibility questions, but a firm premium usually is not possible until the home, address, and closing date are confirmed.

How much does homeowners insurance cost at Placer One?

It depends on the home and the coverage. The main drivers are your dwelling limit, deductible, the insurer’s wildfire risk score for the parcel, fire protection, optional endorsements, claims history where applicable, and carrier eligibility. Because the community is new, we do not publish an average. Request a quote with your builder and plan details for a real number.

Do I have to use my builder’s preferred insurance provider?

No. Builders and lenders often refer buyers to a preferred provider, but you are free to choose your own agent, as long as the policy meets your lender’s insurance requirements. We are glad to compare a builder-referred quote side by side with what we find.

How much dwelling coverage do I need for a new home?

Enough to rebuild the house with current labor and materials, which is different from the purchase price because the price also includes the lot. We estimate it from your floor plan, square footage, construction details, and finishes, subject to the insurer’s valuation requirements.

Is Placer One part of Roseville for insurance purposes?

No. Placer One homes use a Roseville mailing address in zip code 95747, and some listings show the city as Placer One, but the community is in unincorporated Placer County, outside Roseville city limits. Give your agent the exact address your builder and lender are using, plus the lot or parcel number if the address is new.

Does homeowners insurance cover solar panels and all-electric equipment?

Solar you own, whether paid off or financed, is generally insured as part of the dwelling, subject to policy terms. For leased solar, the agreement usually says who insures it. Equipment breakdown coverage for heat pumps, panels, and batteries is an optional endorsement offered by some carriers and does not cover every electrical failure.

Is Placer One in a fire hazard severity zone?

Zone designations vary by parcel, so check your address on Placer County’s 2025 Fire Hazard Severity Zone map. The county requires Class A roof assemblies regardless of zone. The California Department of Insurance has stated that these maps are not used for insurance rates or underwriting; insurers use their own wildfire risk models, so we confirm which carriers are writing at your address.

Do I need flood or earthquake insurance at Placer One?

Standard homeowners policies exclude both. Your homeowners insurer must offer earthquake coverage, available from the insurer, another insurer, or the California Earthquake Authority through participating insurers. For flood, check FEMA’s Flood Map Service Center and your lender’s requirements. NFIP policies bought in connection with a new mortgage do not carry the usual 30-day wait.

Can I save by bundling home and auto insurance?

Often, yes. Many carriers discount home and auto written together, but whether bundling saves money, and how much, depends on the carrier, the policies, and the applicant. We quote both ways so you can compare.

Do you offer Spanish-language service?

Yes. We offer bilingual service in English and Spanish. Llámenos al (530) 674-5054.

How do I request a quote for my Placer One home?

Call (530) 674-5054 or request a quote online. Have your builder, plan name, lot or parcel number, and expected closing date handy. Coverage begins only after the insurer approves and issues the policy.
