A Home Insurance Underwriter Built for Hard Markets
SageSure was founded in 2009 as a managing general underwriter for catastrophe-exposed markets. It designs, underwrites, and services home insurance programs on behalf of the insurers that issue the policies, and it says it has surpassed $3.2 billion in premium. SageSure has served the California market since 2013.
In February 2024, SageSure and SureChoice Underwriters Reciprocal Exchange (SURE) launched surplus lines homeowners coverage in California, as several of the state's largest insurers were restricting new business because of wildfire risk. SageSure's California program page now lists several issuing insurers and notes that its products are offered on a surplus lines basis, and your declarations page names the insurer on your policy. Surplus lines policies are not protected by the California Insurance Guarantee Association (CIGA). In California, Oakview places surplus lines coverage only when the admitted market is not available for the home, and we place it through a licensed surplus lines broker. In our experience, SageSure has a heavier appetite for homes in wildfire areas than most carriers we access. Not every home meets its criteria, though: the home's location, construction, condition, occupancy, and loss history all shape the decision, along with SageSure's capacity in the area, so availability varies by property and location.
SageSure Coverage Through Oakview
Oakview writes SageSure homeowners (HO3), dwelling fire (DP3), condo (HO6), and manufactured and mobile home policies in California. Coverage is subject to underwriting by SageSure and the issuing insurer, policy terms, limits, and exclusions.
Lead Program
Homeowners (HO3)
SageSure's California primary homeowners program writes owner-occupied homes with Coverage A up to $2 million and liability up to $1 million, and equipment breakdown and service line coverage are available. A separate secondary and seasonal homeowners program writes primary, seasonal, secondary, and short-term rental homes up to $3 million in total insured value, and SageSure's program page says roofs of any age are eligible in that program, subject to underwriting. See our homeowners insurance page and high fire area insurance page.

Depending on the program, options include liability, identity theft restoration expense where eligible, and water backup coverage up to $25,000.

Wildfire, Flood, and Earthquake in the Valley
Wildfire and the Foothills
Homes toward the Sierra foothills, in eastern Yuba County, and around Oroville and Paradise in Butte County are often the hardest to place. SageSure is one of the first programs we check for these homes. When we submit one, we include what you have done, such as ember-resistant vents, a Class A roof, and defensible space. Those steps help a submission, but they do not by themselves guarantee eligibility or a discount. See our high fire area insurance page.
After a Non-Renewal
If your carrier has non-renewed your home, call us before the policy ends. We check SageSure alongside the other carriers and surplus lines markets we can access, and we look at the California FAIR Plan, the state's last-resort program, only after those options. Because SageSure's California policies are surplus lines, we go over those disclosures with you before you buy.
Flood and the Levees
Standard homeowners policies generally do not cover flood damage. Much of Yuba City, Marysville, Plumas Lake, and Linda sits behind levees along the Feather and Yuba Rivers, and flood risk varies from one property to the next. Oakview writes flood coverage as a separate policy, and we can quote it alongside your SageSure policy.
Earthquake
Standard California homeowners policies generally exclude earthquake damage. Earthquake protection is available through separate policies or eligible endorsements. Ask us to check earthquake options for your home when we quote your SageSure policy.

Why Work With Oakview on SageSure
SageSure's California policies are surplus lines, which work differently from a standard admitted policy. At Oakview, we explain those differences before you buy, review your coverage at renewal, and compare it with other carriers when that makes sense. SageSure is one of more than 100 A-rated carriers we can access, including our core panel of 30+ direct-appointed carriers plus surplus lines and specialty markets. If SageSure is not the right fit for your home, we can quote the other carriers we can access in the same conversation.
Our team is 20 dedicated insurance professionals, and two of our personal lines agents speak Spanish and can help with business and farm policies too. We have earned 850+ five-star Google reviews, and Oakview was voted Best Insurance Agency, Best Agent, and Best Customer Service in the Appeal-Democrat's Best of Yuba-Sutter-Colusa readers' poll, multiple years. SageSure Insurance Questions, Answered
Is Oakview an appointed SageSure agent?
Yes. Oakview Insurance Services is an independent agency appointed with SageSure, and our Yuba City office appears in the search on SageSure's Find an Agent page. We are one of the local independent agencies that can quote and service SageSure policies, not a SageSure employee or a captive agent.
Is SageSure an insurance company?
SageSure is a managing general underwriter. It designs, underwrites, and services the policies, and an insurer issues them. In California, SageSure's program page lists several issuing insurers, and your declarations page names the insurer on your policy. We review that insurer with you before you buy.
Are SageSure policies admitted or surplus lines in California?
SageSure's California homeowners and dwelling programs are offered on a surplus lines basis, so the insurer is non-admitted. Surplus lines policies are not protected by the California Insurance Guarantee Association (CIGA). We place surplus lines coverage only when the admitted market is not available for the home, working through a licensed surplus lines broker, and we go over the disclosures with you before you buy.
Will SageSure write my home in a high fire area?
Often it will consider it. In our experience, SageSure has a heavier appetite for homes in wildfire areas than most carriers we access. Not every home meets its criteria: the location, construction, condition, occupancy, and loss history all shape the decision, along with SageSure's capacity in the area, so availability varies by property and location.

Does a SageSure policy cover flood or earthquake?

Why work with Oakview instead of going to SageSure directly?
With Oakview, your agent is a local office that can also quote the other carriers and surplus lines markets we can access. You can fill out our online quote form or call (530) 674-5054, and you can start the request before every document is ready.
