The CA FAIR Plan is a syndicated insurance pool comprised of all insurers licensed to do business in CA. It was created to provide an option to insure homeowners, renters and businesses that are unable to find insurance in the traditional marketplace. The Fair Plan is a last resort option for those who are unable to obtain coverage through traditional insurance companies due to high-risk factors such as living in areas prone to wildfires or earthquakes.

HISTORY OF THE CA FAIR PLAN

The California Fair Plan was established in 1968 as a response to the growing need for insurance coverage in high-risk areas. The program is designed to provide basic property insurance coverage, including coverage for fire, theft, and liability. The coverage offered by the Fair Plan is limited and often more expensive than traditional insurance, but it provides a vital safety net for those who would otherwise be left without insurance protection.

The Fair Plan is available to all California residents, regardless of their income or location. The program is administered by the California FAIR Plan Association, a non-profit organization that operates under the oversight of the California Department of Insurance.

While the Fair Plan provides important coverage for those in high-risk areas, it is important to note that the program is not a substitute for traditional insurance. The coverage offered by the Fair Plan is limited and does not cover all risks. Homeowners and renters who are able to obtain coverage through traditional insurance companies are encouraged to do so.

The FAIR Plan Dwelling Fire Policy is a named peril policy, which provides coverage only for damage caused by the specific causes of loss listed in the policy.

Named Perils

Internal Explosion

Smoke

Extended Coverage (windstorm or hail, explosion, riot or civil commotion, aircraft, vehicles, and volcanic eruption)

Vandalism or Malicious Mischief

The FAIR Plan Dwelling Fire Policy does not include coverages for many common and important causes of loss that are typically included in a standard homeowners policy, such as theft, water damage, and liability. To supplement a FAIR Plan Dwelling policy, a Difference in Conditions (DIC) policy, sometimes called a companion policy when combined will mimic a standard homeowners policy.

If you would like to move forward with a FAIR Plan application, there are several steps to get a final quote/approved application. The Fair plan requires photos taken within a week of the time we submit the quote for approval.  Photos should include the front of the property with the address number and require a time and date stamp (If you are unable to obtain a time and date stamp we can assist you with this portion).

Once we submit a request for approval, the timeline before we receive approval is roughly 48-72 hours.

Once approval is received, a down payment of 40% of the premium is required before the policy can be bound. The earliest the policy can be effective is the following day after payment has been received.  We recommend obtaining photos as soon as possible to prevent a delay in closing.

As with all our quotes, this assumes no prior claims, business in the home, farming, or animals. If the client has dogs, we need to know the breed. We will need to confirm the year the roof was replaced, as it does affect coverage.
